As far as I can tell many, if not most planning decisions are made on the basis of 'voices in people's heads', I see no reason why your voices should be less important than the average petty-minded power seeking member of local government. And indeed having read that sentence I'm prepared to accept that they should carry more weight on the grounds that they once told you to deliver some mutton to a man in Devon.

When I said not an investment, I meant I wouldn't expect it to make money, or to increase in value, or especially to increase the value of the house. However, whenther you are happy for it to cost you money (ie pay for your hobby) and how much is something only you can decide, and probably depends on how much cash you have kicking around, how much you want to pplay with a herd of dexters in your spare time, and how much you hate yobs on quad bikes!

Sorry, I put it badly before - has it occured to you that other bidders' plans may be subletting it, putting up polytunnels, or running grass track racing on it? (there, now you've heard that outside your head!

Oh just a thought (and not a very useful one) I read somewhere that if you have a house on land, and can make an agricultural case for putting up another (ie there is enough work - not sure if it has be capable of supporting 2nd household) that you have a good case for planning. Not sure of the source, though - it might even have been fictional!

Yup. Sadly for you the other voices are pointing out that I don't have �25k, and since I'm not married to a government minister I can't just remortgage my house without the OH asking questions. Anyway I thought you said you had the money for this swamp.

Not an investment, but as long as it holds its value? Directly opposed to one another...

I would think of it as more an insurance and investment. I can't see land prices going down that much, after all they're not making much more of it these days. Personally I'd be tempted to plant a reasonable amount of trees and in 10 years time their wood might be worth a bit if fuel prices keep rising. How long do you plan to stay where you are? Are there any grants available on the land?

This might be rumouring again but i think that around here they are being very careful about letting people "edge" onto land with houses I mean - is it within the area Plan already or not (Have i missed that earlier) otherwise no hope I would have said - but that could just be Wales/Ceredigion.

(But, send a photo, and we'll see what we can arrange...

The land is not building land, it's outside the envelope, has no road access and floods sometimes...

Solicitor's fees for doing the sale? No searches, or anything, and I've been quoted �375 plus VAT. There's a land registry fee on top, of �40. Sound about right? Too high? (We find out on Friday...) ps, Ruby, I'm still waiting on your photo...

Whats that got to do with planning decisions

I can say exactly the same of a site which is now in Aberystwyth Flooded every year beautiful farmland - now supermarket, MFIcch and low cost housing...

Pork - I live nearish to one of those solicitors with a desire for pork.....

(Re photo - darn, just can't lay my hands on one - demand is just impossible to keep up with)
