I'm putting this on in case anyone is interested, unfortunately we cannot afford it. It was my wifes uncles place but he has died and it has to be sold.
It is in 2 lots one of 3 fields under the road, with no buildings . Just under 9 acres in total but it does have the mains water supply meter to the farm in one of the fields and the electricity poles are in place there as well.
The main lot is a 22 and a bit acre farm with house, 2 bedrooms upstairs and a bathroom/toilet.
Downstairs is a parlour with open fire, a dining room, tiled floor and old fashioned fire/range with 2 ovens.
Very small kitchen area.
That comprises the main house floor plan
attatched at the back of the small kitchen and with an access door is the old dairy with slate benches work surfaces and a small room which has water service and was the old washroom.
All the windows need replacing save one new one in the master bedroom , there is no central heating and it is an old welsh farmhouse with solid stone walls and a good roof.
Outside there is a cowshed with bays and mangers for 8 cows, this building also has a wood store at one end and another room at the other with a loft room above the woodshed. Also a stone building with good roof.
There is a lean to corrugated iron shed at the back of this building as well as a small kennel.
Behind this is an open barn about 40ft by 20ft which again is corrugated iron roofed, built onto the side of this is a corrugated iron garage and a hay barn about 25ft square.
These buildings stand roughly in the middle of the 22 acre plot which comprises of 5 fields of good pastureland below the buildings, running up the hill to the Garth which is rough pasture with many mature trees mostly beech oak and birch with braken and some gorse.
The whole sits on a hill with stunning views of lake bala and the surrounding countryside, it is about a mile and a half to the town itself.
The reserve price for auction is �245,000 for the main lot and �35,000 for the lot under the road.
This is not an xpensive property for what it is, yes the house needs renovation but i could live there now with little problem.
It is due to go on the market in the next couple of weeks or so, i will let you know if you are interested, who to contact for details, or i will post a link on here for you all.

Hiya Pricey,
The main plot is inside the NP, but the other plot (just across the road from the farm ) is OUTSIDE the NP.
Details are in the process of being drawn up and solicitors appointed etc, a provisional date for auction is yet to be fixed but it is thought that it will be in september.
It will be sold by auction here in Bala, by joint agents, who will be Jacksons Equestrian and RG Jones (farmers marts, Dolgellau).
The agents have viewed together last week and have suggested that the main lot will sell at �250,000, and the other lot at (and i am sorry if i misled you earlier)�50,000 both are reserve prices.
The bottom lot should be able to attract planning consents as a market garden/smallholding, indeed that would have been my plan if we'd had the wherewithal.
Yes it is a lovely place and holds a great deal of potential for investment and development. Given its enviable position, I would think with the right treatment it could be worth 1/2 to 3/4 of a million with no trouble at all. (We wish we could afford to keep it ourselves but it has to be divided between the family ).
I will post as soon as we know its confirmed with all parties and let you all know the details and links to the agents websites, we hope to know this in the next 2-3 weeks, hopefully sooner as most details are now agreed. |
