We are about to choose our builder for the extension- we have all the quotes in and are talking in more depth to two of them - the query I have is that of 'fixed price' is it normal to have some elements of the job that are not fixed i.e electrics, plumbing - both builders have said they are not prepared to fix the price on those things as they do not know what they are going to find (sounds logical to me)

I am assuming I just have to accept that fact if I want to go with these builders - or should I be insisting on these elements being fixed, someone has also suggested that I should agree to pay no more than x percentage above the estimated prices for these areas - got a meeting with the builders on Tuesday and would love to sound confident on what I should be asking for
