We'd spotted that our en-suite shower had caused a bulge in the ceiling below so we called in a plumber. He's taken the P trap off and discovered that this leak has been quietly leaking, very probably, for years. If we'd not seen the bulge (and its in a corner of the utility room above a cupboard and you have to be at an odd angle to notice it) the next way of noticing it would have been for one of our feet to go through the landing ceiling! Bits of the floor probably need replacing.
He said in very grave tones that we ought to ring our buildings insurance people....

bummer We still have a saggy floor from a couple of weeks or so after downsizer started if I recall rightly. The boiler decided to spring a leak and it started raining in the dining room

its not an old house built in 1994, but he said a lot of houses have a trap under the shower tray of something like marine plywood or similar so that water stays there and we'd have noticed sooner. Ours doesn't so has been soaking in to the chipboard and wood until they couldn't hold anymore and then started dripping through the ceiling. As well as new floor (and they might have to remove stud wall to do so) we're going to probably need new shower tray, tiling etc, etc. On the landing there is a storage heater and the guy said its supports have started to rust and the whole thing has sunk very very slightly, and you know how heavy those things are. I don't know if its something to be proud of but I've never claimed on insurance.

As this house is only just out side its warranty (NHBC) & the leak has been leaking for ages try claiming from them. Justme

bad luck
make sure its all dry before it goes back together and a spray with fungicide may be a good idea
slow leaks are far worse than a quick flood ,ive fixed loads where something heavey (person in a bath or washing machine has gone through the floor )at least that didnt happen
a hint with the insurance be friendly with loss adjusters , cover everything but dont inflate the claim ,and get quotes from builders who deserve you're trust ,best way i know to get back to normal as quickly as possible .
