I have 10 acres or so of land in Lancashire and am thinking of making it available for allotments &/or small holdings. Some was farmland and has raspberries growing wild, some is wooded and most is OK but some patches need drainage. There are no services at present.
My question is: what would people pay for say a 250 m2 plot of the growing land or an acre of the woods or open land?

The national average for a normal allotment plot (100 sqm approx) is about �35.00 PA.
Saying that in areas where allotments are scarce this can double or even treble.
In my local rag last week someone was offering plots a fraction over 50sqm for �60.00.
Another guy I know rents a full size parish council allotment for �10.00
about 5 miles away.
Supply & demand I suppose.
No Idea what rent you could get on woodland.
Is it suitable for poultry/pigs?
Is the timber suitable for coppice crafts?

Think it will depend enormously on what waiting lists for allotments are like locally - could you find out how much allotments rent for in the area, and how long people wait for them?
Also water supply, are plots fenced off, how secure, what access is like, etc.

Thanks for the responses. The council allotments have enormous waiting lists, but are very cheap, but at that price its not worth bothering with clearing, the extra fencing and drainage. I was just wondering what people might be willing to pay / what they thought it was actually worth in order to decide what to do.

A Farmer Friend of mine has recently turned some land over to allotments and is asking �100 P/A and is now thinking of doing more.

Better check on the planning position - could be change of use from agriculture.

I've helped with the legals with one of these recently: consider letting (on licence) the whole of the land to an allotment association who in turn lets (on licence) to individual allotment holders (who have to be members of the association). You may receive a little less in allotment fee but the association should do all the work.

This does, of course, presuppose that are enough individuals who are prepared to form themselves into an association at the outset.

My friend had Planning issues around Parking and access. other than that each plot has been let individually. He's provided free water by plumbing into an old well.

We are in the very lucky position of renting a walled garden and various paddocks, hen runs, poly tunnels etc, at �500 pa.
Between us, we have 1901.1mtr under cultivation, so works out at 26p per sq metre.We then measured each plot and worked the rent out accordingly.Our largest plot is 413.1 sq mtr.
This is purely for the allotment plots, the paddocks and hen runs are a bonus.

Anyone live in Chelmsford Essex and needs an allotment?

I think we have a couple coming up? 100 m2, so half plots and are around �17.50 per annum plus water rates.
